DBX is a broker-to-broker property exchange for Dubai. Agents post the stock and the buyer requirements they hold, search everyone else's, and pay credits only to unlock the contact of an agent whose unit or buyer matches. Searching, posting and messaging are free.
One credit for a unit under AED 10 million, two up to AED 30 million, three above that, and one for any rental. Plots are priced from 2 to 30 credits by use and value, because a residential building plot is worth far more to find than a villa plot.
No. Credits bought in a one-off pack never expire. On a monthly or yearly plan your credits roll over for as long as the plan is active.
You do not pay for a dead lead. Credits are deducted only after the listing agent confirms in the DBX chat that the unit is still available. If nobody answers within four hours, nothing is charged and DBX shows you similar units confirmed more recently.
Yes. Posting a unit you hold direct, adding photos and a description, confirming your own unit is still available, replying within two hours, and telling us a unit is gone all earn credits. Posting credits stay pending until a broker actually enquires and you confirm, so listings nobody wants are worth nothing.
Yes. An agency plan puts every agent on one balance with admin spend controls, a shared inbox and bulk upload. Each agent still posts under their own name and phone, so enquiries reach the person who holds the unit.
Yes. Download the DBX template, fill it in Excel and upload it, or upload your CRM or portal export as it is — DBX reads your column headers, and can convert an unfamiliar file into the DBX format automatically, including pulling bedrooms, size and type out of a marketing headline.
Never. DBX shows what a buyer is looking for — area, budget, beds, finance — and never the client's name or number. Only agent contacts are ever revealed, and only to the agent who pays the credits.
